The storefront landscape is changing along 11th Street and in shopping centers across Tracy as an upswing in the economy draws business owners to the city.
Amie Mendes, economic development management analyst for the city, said 11th Street has attracted several newcomers.
A 7-Eleven gas station and convenience store is planned to go on the southeast corner of MacArthur Drive and East 11th Street as the first tenant in the Milandy Plaza center.
It joins a McDonald’s restaurant under construction at East 11th and F streets and scheduled for an October opening and a car wash, Prime Shine, that opened this month at 1725 W. 11th St.
Mendes said the car wash, touted on the Prime Shine website as largest location to date, has been doing well since it opened.
"It’s nice to see some of the spaces that had sat vacant in use again," Mendes said. "There is a synergy that comes with retail development — one feeds off the other"
She described it as a domino effect: When a new business opens, it often attracts another by increasing traffic and activity in the area.
The Interstate 205 corridor has long been attractive to business owners, but the city is starting to see more interest in developing properties on 11th Street.
"It is one of the highest traveled corridors," she said. "It makes sense for the property owners to invigorate the older buildings."
Mendes said plans for the 7-Eleven market and gas station have been submitted to the city.
It will be the first store in the 27,000-square-foot Milandy Plaza property that has been fenced off and vacant for years.
Work has also begun to renovate the old Tracy Fisco building at 7501 W. 11th St., just outside city limits.
Mendes said she had heard that a gas station and convenience store may open at the corner of 11th Street and Chrisman Roads, though the property is in the county’s jurisdiction.
Crews have begun to renovate the parking lot asphalt, and tractors have been seen working on the interior of the warehouse-style building.
Even as business booms along 11th Street, interest in southern Tracy remains steady.
Red Maple Village at 2550 S. Tracy Blvd., anchored by Raley’s, is nearly full. Mendes said business owners are attracted to the south part of town where they see plenty of homes and a new daytime population to support them.
The website for the Red Maple Village, developed by Cornish & Carey Commercial, says the shopping center serves more than 14,000 households within 2 miles.
Mikasa Asian Bistro & Sushi Bar recently opened in the center at 2160 S. Tracy Blvd.
The sushi bar will be joined in December by a 4,500-square-foot Anytime Fitness, and Dickey’s Barbecue Pit, based in Texas, is scheduled for an early 2014 opening.
Mendes said there is only one 1,500-square-foot space left available in the Red Maple Village.
Also taking advantage of the economic upturn, Amber Robinson —a four year Tracy resident — is opening a new business in the Pavilion Shopping Center on Naglee Road.
Robinson said she will open a New York Bagel Café & Deli no later than the end of September in the building previously used by Oh My Dawgs, 2745 Naglee Road.
The bagel store will sell New York style bagels, cheese and meats and employee as many as eight people.
Robinson felt it was the right time and place to open her business.
"I think it’s a good time — if you don’t take the risk, you don’t get the reward," Robinson said.
She said she wanted to open near the See’s Candies and AT&T stores in the Pavilion Shopping Center. She sees the area’s business opportunities expanding.
"It’s the perfect rest stop — you have the perfect cross-section of commuters," she said.
The bagel shop will join other businesses, including Ulta Beauty and Staples, which have recently revamped empty storefronts in the center.
