The city of Tracy is being asked to develop the 680 acres known as the Holly Sugar property into a development that will consist of a motorsports park, amusement park, boat marina and boardwalk, golf course, vintner center, hotel, casino, convention center, movie studios and a festival sports and entertainment arena, according to a petition being circulated.
I live on Corral Hollow Road, adjacent to the proposed project, and my hope is you will join me in making your voice heard by telling Mayor Brent Ives, City Manager Leon Churchill and the City Council to not give California Blast Development an extension for exclusive negotiating rights to develop this theme park.
I understand that we who live near the property are outside the Tracy city limits. However, it does not mean we are without a voice. I am asking for your support in stopping this project by writing and/or calling the mayor’s office and City Council members, and by soliciting the action and support of your friends and neighbors to urge the council to not extend the negotiating rights agreement while California Blast seeks investors for this project.
In my opinion, the scope of this project is beyond belief. Cities larger and with a wider tax base have attempted similar developments and have ended up bankrupt. These schemes always leave the city financially responsible for these projects, ending with catastrophic consequences.
I understand the need for the city to develop the property. And each of us has opinions as to what would best use of this land. My effort is to appeal to those who see the outcome of this proposal as a nuisance and the destruction of a way of life for those of us in proximity to Holly Sugar, as well as an needless expenditure of city funds at a time when city services and surrounding areas are in need of funding.

Fact, th City owns th property.
Now, you as th tax payin citizens, an yes, th letter writer is correct that those outside th city limits don't have much of a say so in this even though they all had th same opportunity ta purchase th property from Holly Sugar when it became available, what do you th tax payer that lives in the City an thus are stakeholders with th City in this propose ta do with that property?
I hear a lot of negatives on this about what shouldn't be done so what do ya thank should be done an I am not much interested in what should or should not HAVE been done in th past.
Th past is dead an gone, what do we do in th future?
The other interesting point is even if this was a guaranteed type of thing, reality is it never is, no one would want it in their back yard. Everyone would think it should be near someone else place. That's always difficult.
Did the flyer indicate which cities are allegedly bankrupt?
Just a guess, but it would probably do better at Holly than downtown. Although, anytime someone wants to build someone always thinks it should be built somewhere else.
I dont know either way it is difficult to say. Whatever is best. However, I really doubt Stockton went bankrupt due to what is known as cause and effect related to a pavilion, waterfront, etc.
The keyword is debt. Meaning they borrowed the money.
But I think after the investigation you will find that going from 8% to 16% unemployment is more descriptive of their problems.
Meaning the money to pay it back was not available. That's why they gave the parking lots back to the bank.
You're right, it did not help, but it wasn't the root cause. It was more bad practice and just the straw that broke it all down.
But, I think what you miss when you say that is the fundamental economics were never in place to begin with.
And that is what the media failed to pick up on.
